RERA Registration in Hyderabad: Who Must Register, Process, Timeline and Documents
RERA registration in Hyderabad (TG RERA): who must register, step-by-step process, timeline, documents for projects and agents, and how ComplianceKart can help.
A developer planning a residential tower in Kokapet or an agent selling apartments in Kondapur often assumes RERA is only a builder’s concern. It is not. Under the Real Estate (Regulation and Development) Act, 2016, both projects and real estate agents may need registration before they advertise, market or sell.
Short answer: in Telangana, RERA registration is handled by the Telangana Real Estate Regulatory Authority (TG RERA). A promoter must register a project before advertising or selling units, unless it falls under an exemption, and a real estate agent must register before facilitating sales. The Authority is required to decide a project application within 30 days of receiving it complete.
Who must register under RERA?
- Promoters (developers): section 3 requires registration of a real estate project before advertising, marketing, booking or selling.
- Exemptions: projects where the land is up to 500 square metres or the number of apartments does not exceed eight (inclusive of all phases), and certain projects that had received a completion certificate before the Act commenced.
- Real estate agents: section 9 requires registration before facilitating the sale or purchase of any plot, apartment or building in a registered project.
Telangana’s own rules under the Act may add procedural details and forms (confirm on the TG RERA portal).
Step-by-step: RERA registration for a project
- Check applicability against the 500 square metre and eight-apartment tests.
- Prepare the documents listed below, including title documents, approvals and professional certificates.
- Create the promoter profile and file the application on the TG RERA online portal with the prescribed fee (the fee depends on the project, so confirm the current schedule).
- Respond to queries. The Authority can seek clarification or additional documents.
- Receive the registration number and certificate, and display it in all advertisements.
- Open the separate project bank account and deposit 70 per cent of amounts collected from buyers, as required by section 4(2)(l)(D).
Indicative timeline
Section 5 requires the Authority to grant or reject a project application within 30 days of receiving the application. In practice, preparing the title, approvals and certificates often takes longer than the Authority’s decision, so plan for the preparation stage. These are indicative timelines, not guaranteed.
Documents needed
| For | Typical documents |
|---|---|
| Project registration | Promoter’s PAN and entity documents, audited financials of the last three years where applicable, title documents, approved building plan and layout, local authority approvals, proforma of allotment letter and agreement for sale, project timelines, and project bank account details |
| Professional certificates | Architect, engineer and chartered accountant certificates as the rules require (confirm the forms) |
| Agent registration | PAN, photograph, address proof, entity documents and income tax returns as prescribed |
Real estate agent registration
An agent must obtain registration before facilitating sales, quote the RERA registration number in dealings and not involve in unregistered projects. Under section 9(3) the Authority must decide an agent application within 30 days. Registration validity and the fee are set by the State rules (confirm).
Consequences of non-compliance
A promoter who contravenes section 3 can face penalty up to 10 per cent of the estimated project cost under section 59. An agent who contravenes section 9 can face a penalty as set out in section 62. Telangana’s authority has publicly penalised unregistered activity, so compliance is not optional.
Ongoing obligations after registration
- Keep the 70 per cent amount in the designated account and withdraw in proportion to construction, certified by professionals.
- Update project details and file the periodic progress and financial updates required by the Act and rules (confirm forms and frequency).
- Follow the disclosure and agreement for sale norms.
- Understand the tax side too. See our guide to GST on real estate in Hyderabad.
RERA registration for Kokapet, Kondapur and Gachibowli projects
Hyderabad’s western corridor, including Kokapet, Narsingi, Kondapur and Gachibowli, has seen many residential and commercial launches. For such projects the registration usually depends on timely land title verification, approvals and professional certificates. A company or LLP is commonly the promoter, so start with a clean entity: see Private Limited Company incorporation.
Why work with ComplianceKart
ComplianceKart is a boutique practice bringing Chartered Accountants, Company Secretaries and advocates under one roof. Think of a multi-speciality hospital: you walk in with one concern, and the physician, the radiologist and the surgeon coordinate on your case instead of you running between three clinics. RERA registration works the same way, because it touches company law, tax, banking and contracts at once, and a single coordinated team keeps those pieces consistent.
We do not guarantee approvals or timelines, since those depend on the regulator and on your documents. What we can do is prepare the filings carefully, tell you what is likely to be queried and keep you informed at each step.
